Location & General Information

Tract includes a 4360’ x 65’ concrete runway with runway lighting, 120’ x 120’ hanger, 60’ x 60’ hanger and a 20’ x 60’ office complex situated on 56± acres (subject to survey).

The state-of-the-art 120′ x 120′ hanger includes electric sliding doors with 27′ height, individual door panels store along interior side walls. Hanger includes infrared heating, polymer floors, pilots lounge, main office, secondary office, full bath, utility room as well as a conference room. Older 60′ x 60′ hanger includes full length bi-fold door, inner office and bathroom. Airport has UST dual tank for Jet-A jet fuel and/or AV-Gas for small planes, 2 fuel dispensers with fuel system in accordance with PST certification.

Other improvements include older 30’ x 60’, 26’ x 36’, 13’ x 37’ & a 29’ x 97’ pole type outbuildings as well as a 30’ x 14’ canopy type building. Approximately 16 acres are currently being cropped on the southwest portion of this tract.

Access from the north by County Road 224 (255th St.), from the west by Sharpe Airport Road (Cedar Ave.) & by County Road 228 (Birch St.) from the south.

 

Method and Terms

Tract will be sold for a lump sum total dollar amount.

Bidding is NOT contingent upon financing.

Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Oak Hills Title Co., which shall hold the money in escrow until closing.

The balance of the purchase price will be due at closing which will take place at Oak Hills Title Co. on or before February 23, 2021.

Possession will be given at time of closing.

The 2020 real estate taxes will be paid by the seller. The 2021 real estate taxes will be prorated to the date of closing. Title insurance in the full amount of the purchase price will be provided by the seller. Closing costs will be split between buyer & seller.
