Sale Date: Friday, October 25, 2019 at 10:00 am.
Sale Location: Auction will be held at the Enyeart Auction Center in Keytesville, MO; located along the north side of Highway #24 in mid-town Keytesville, MO.
Method of Auction: There is NO Buyer’s Premium charged at this Auction; the final bid is the full purchase price. The farm will sell “by the Acre” multiplied by 75 acres to determine the final selling price. No survey has been conducted. All Bidders are required to register and receive a Buyers Number prior to Auction, and providing proper Identification. Acres are based on deeded acres & are estimated. Property sells with confirmation and approval of final bid by the seller.
Contract & Earnest Money Deposit: Immediately following the Auction, Buyer will enter into a Real Estate Purchase Agreement and pay a 10% of purchase price earnest money deposit, payable to Chariton Abstract & Title. Earnest money is Non-Refundable and will be applied to the purchase price at closing. Earnest Money deposit may be in the form of a personal or business check. The balance of the purchase price will be due upon closing by Cashier’s Check or Certified Funds.
Contract Terms & Conditions: The Contract for the purchase of this property is “Without Contingency”, meaning that it is not subject to Financing, Appraisal, Inspections, etc. Buyers must have Financing secured prior to bidding at this Auction and capable of paying the balance of the purchase price upon closing. Closing & Closing Costs: Closing will be conducted by Chariton Abstract & Title located at 209 S Ash, Keytesville, MO, within approximately 30 days. Seller will provide & pay for Title Commitment and title examination fees and convey property by General Warranty Deed. Buyer is responsible for any fees associated with a loan, additional recording fees, etc. Buyer & Seller will each pay ½ of the closing cost charged by Chariton Abstract & Title (Approximately $200 each).
Possession: Possession will be granted to the Buyer upon closing, however subject to harvest of current 2019 growing crops.
Taxes: 2019 taxes were $225.06 and will paid by the seller.
Easements: Sale of the property is subject to any and all easements of record. There is a pipeline easement of the TransCanada Keystone Pipeline, L.P. in the northeast corner portion of this property.
Conditions of Sale: Announcements made day of Auction take precedence over all prior advertising.
